Roadmap To Your Sunroom

Building a sunroom is an exciting project that adds value and comfort to your home. Here’s a step-by-step roadmap to guide you from selecting a builder to enjoying your new sunroom.

Planning

  • Define Your Purpose: Determine how you’ll use the sunroom (e.g., space for family gatherings, lounge, office, or garden room).

Pick a Builder

  • Get a Quote: Request a quote, ensuring all materials and labor are included

Design Your Sunroom

  • Consult with your Project Manager: Work to finalize the design, including layout, materials, windows, and doors.
  • Choose Materials: Select materials for flooring, roofing, windows, and finishes.  
  • Consider Heating/Cooling: Decide if heating and cooling options are needed based on how you plan to use the sunroom.
  • Plan Electrical Layout: Plan for outlets, lighting, and any other electrical needs

Permitting & Approval

  • Approve Design: Review building plans double checking size, type of construction and building materials.
  • Apply for Permits: Builder drawings are submitted to local government agencies to gain needed permits
  • Order Materials: Building materials, windows, doors are ordered and project build date is scheduled

Construction

(2-8 weeks)

  • Site Preparation: Site is prepped and cleared if needed including removing old structures, leveling the ground, and preparing the foundation.
  • Frame Construction: The frame, roof, and walls will be constructed. 
  • Install Windows and Doors: Windows and doors will be installed, with attention to insulation and sealing to prevent drafts.
  • Interior Finishing: The interior will be finished, including flooring, painting, and installing fixtures.
  • Quality Check: Conduct a walk-through to ensure everything meets your expectations and the contract specifications.

Inspections & Approvals

  • Final Inspection: Ensure all work complies with local building codes and the contract terms.
  • Obtain Occupancy Permit: If required, we obtain the final occupancy permit from the local building department.
  • Review Warranty: Explaining the warranty terms for both the materials and workmanship.
